Do I actually own the property outright? +

Yes — 100%. Your name is on the deed from day one. HMDH has zero ownership over any property we help you purchase. This is direct real estate ownership, not a syndication, fund, or REIT.

What does the all-in cost look like? +

The price we present covers the purchase, any repairs needed, and buyer closing costs — all bundled and transparent upfront. No surprise invoices after the fact. We walk through all numbers in detail on our free presentation call.

I'm outside the U.S. — how does this work for me? +

We've helped hundreds of foreign investors purchase U.S. real estate. Our Wyoming attorney partner sets up a U.S. LLC in your name for $500 flat — giving you a compliant entity to purchase and hold properties through.

How long from my first call to owning a property? +

Typically 3–6 weeks from accepting a deal to closing. Cash deals move faster. After closing, tenant placement typically takes 2–4 weeks depending on the market.

What happens if a tenant stops paying or the property needs a repair? +

Our property management team handles everything — eviction filings, repair coordination, re-leasing. You'll be notified and kept in the loop, but you're not making calls or chasing contractors.

What's the difference between the presentation call and the investor list? +
